The government offers a deferral to Romanians with very expensive houses and/or cars, who should pay the luxury tax starting this year. Why? Because the state has not yet finalized its databases.

Minister of Finance, Marcel Boloş, announced that an emergency ordinance adopted by the Government on Tuesday includes a provision related to large properties and assets.

Thus, the deadline for April 30 has been postponed until September 30 for the 0.3% tax for buildings worth over 500,000 euros and for cars over 75,000 euros.

“The third category of measures refers to large properties, large assets, whose deadline was set for April 30, we have postponed and approved the extension of this deadline until September 30, so that the informational system regarding large properties can allow access to information regarding the taxable value of buildings,” stated Marcel Boloş, quoted by News.ro.

The special tax for houses and cars over a certain value came into effect on January 1 and is part of the fiscal measures imposed last year by the Ciolacu Government.

The 0.3% rate applies to the difference between the value of the house or car and the established threshold.

“The special tax is due for the entire fiscal year, taxpayers being obliged to calculate, declare, and pay it to ANAF by April 30, inclusive, of the respective fiscal year for real estate and by December 31, inclusive, of the fiscal year for cars,” transmitted Ernst & Young Romania.

As a practical example, if a person owns a car worth 100,000 euros, they will pay only 75 euros in tax (i.e., 0.3% of 25,000 euros, the amount representing the difference between the value of the vehicle and the non-taxable threshold).

Following the same principle, E&Y provides a simple calculation of the tax for luxury homes: for a property worth one million euros, the state will owe an annual tax of 1,500 euros (i.e., still 0.3% applied to the amount determined, through the difference between the market value of the asset and the non-taxable threshold of 500,000 euros).
