Dilip Kumar’s sea-view bungalow was under redevelopment, and now, a triplex apartment in the luxurious building has been sold for Rs 172 crore.
Late actor Dilip Kumar’s Pali Hill bungalow, which was set to be demolished and turned into a luxurious housing complex as per an announcement in 2023, has seen a handsome investment. A company called Apco Infratech Private Limited has bought a triplex apartment in the sea-view building for Rs 172 crore.
In property registration documents accessed by Zapkey.com, the apartment, which is spread across 9th, 10th and 11th floor of the building, and has a carpet area of 9527 sq ft, and is worth Rs 155 crore. The triplex was sold at Rs 1.62 lakh per sq ft, which is one of the highest per sq ft deals in the area. The stamp duty for the transaction was Rs 9.3 crore and the registration fee was Rs 30,000.

The redevelopment project, named ‘The Legend,’ is being done by Ashar Group and has 4 and 5 BHK luxury apartments. This will also house a 2000 sq ft museum dedicated to Dilip Kumar. In 2016, Dilip Kumar entered in to a development agreement with Ashar Group that made the way for the luxury project.

In 2023, the developer announced that they would be constructing 15 luxury apartments in the building. It was previously announced that the project will be completed by 2027, and could possibly generate a revenue of Rs 900 crore.
Dilip Kumar’s Pali Hill bungalow underwent a few legal disputes as the family had accused a real estate firm of forging legal documents and claimed that they did so with the intention of taking over the property. However, in 2017, Dilip’s wife Saira Bano shared that they had gotten the keys of the bungalow back, thus marking the end of the dispute.
Dilip Kumar passed away in 2021.
