A luxury hotel and condominium complex at the base of Keystone Resort is on track to be completed in 2025, bringing with it three new restaurants, events space and more.

Kindred Resort — a more than $300 million project consisting of three 52-foot tall towers — will house 95 luxury condominiums and a 107-room hotel, just steps away from the River Run Gondola.

“I’m excited to be part of this project and honored as well to have this right in our base area,” Keystone Resort vice president and chief operating officer Chris Sorensen said. “This luxury complex that is going in is going to change the guest experience here at Keystone.”



Kindred Resort is expected to open in phases, with its west tower condominiums and central tower hotel possibly opening within the first three months of 2025. Following that will be the east tower, which will house the resort’s highest-end units. 

While much of the building will be occupied for private use, developers said they made public, communal space a high priority for the project. Kindred’s centerpiece, a sprawling plaza between two of its three towers, will serve as a public courtyard where residents and visitors alike can enjoy outdoor restaurant seating, fire pits and lawn games — with Keystone’s mountainside serving as the backdrop.

A public art collection will also be associated with the project, according to Marketing Director Amy Kemp. Kindred has teamed up with NINE dot Arts to bring exterior sculptures as well as a mix of fine art prints and original pieces aimed at drawing visitors to the space, she said.

On Wednesday, Oct. 18, Keystone community members and partners involved in the project gathered to celebrate the topping out of the west tower. Senior Project Manager for PCL Construction Mike Cartner noted that this is one of the largest projects ever in Summit County, calling it “pretty much the ultimate ski vacation experience.”

“We’re trending on or ahead of schedule, which is really a first,” Cartner added. “You don’t see projects in the mountains finish on time.”

Ken Riley, president of Incorporate Keystone and Keystone Residents League, noted the value the luxury complex will add to Colorado’s newly incorporated town. He recalled coming to Keystone for the first time 35 years ago, when the site where the hotel and condos are being constructed was nothing more than a parking lot.

“As the town of Keystone is formed in the next few months, we get a mayor and a town council elected, we look forward to working with the Kindred team,” Riley said. “We look forward to working with Vail Resorts in achieving our goal and our vision of making Keystone a true world-class family resort and a community which is a great place to live, which is a great place to work, is a place to have fun and, as important, is a great place to raise our families.”
